Vector Capital Services is the real estate financing arm of Vector Interactive Group, which has operated since 2014.
Our mission
Since 2014, Vector Interactive Group has been defined by a simple mission: honesty in our process and excellence in our results.
That principle is what shapes how we handle a financing enquiry. Honesty in the process means telling you early when a deal does not work, rather than letting a file drift while you lose a contract. It means written terms that show every fee before you commit. And it means not quoting you a rate before anyone has looked at your property.
Excellence in results means the deal actually closing — on terms you understood when you signed, with an exit that was planned from the first conversation rather than improvised at maturity.

Development servicesHow we talk about financing
We publish our lending sources' actual program parameters — leverage by experience tier, credit requirements, loan sizes and terms — on our loan programs pages, and a calculator that sizes your deal against them. Most brokers will not show you this before you hand over your details. We think you should be able to work out whether a deal pencils before you talk to anyone.
What we will not do is quote you a headline rate detached from your deal. Pricing moves with your completed project count, your credit score, the property and the structure, so the rate that matters is the one on your term sheet. The calculator will give you the tier you fall into; the lending source's formal term sheet, which you would sign, sets your actual terms.
For the same reason we do not publish borrower testimonials or volume statistics that we cannot substantiate. If you want to understand our experience with a project like yours, ask us and we will speak to it directly.
How we are structured
Vector Capital Services is a broker. We arrange financing through lending sources rather than lending our own capital. That has a practical consequence worth understanding: we are not the party making the final credit decision, but we are also not confined to a single lender's criteria. On deals that do not fit neatly into one box — which is most of the deals we see — that flexibility is the point.
We will tell you who the capital is coming from, and how we are compensated on your transaction, before you commit to anything.
Where we work
Vector Interactive Group has operated in Northeast Florida since 2014, and Florida and the wider Southeast are our core market. Because lending availability varies by loan type and by state, we confirm coverage for your specific property at the first conversation rather than publishing a state list that might not hold for your deal.
