Current programs
The programs we currently place investor financing through, with their real parameters — loan sizes, terms, leverage and credit requirements. Not hard money: these lending sources price on experience and credit, which is why the rates look the way they do.

Ranges reflect our lending sources' current published parameters and are indicative only. Your terms are set by the formal term sheet you would sign.
Purchase and rehab funding for single-family, condo and townhouse investment property, drawn against completed work.
Vertical construction funding for single-family non-owner-occupied projects, advanced in stages against verified progress.
A revolving facility to acquire, reposition and stabilise multiple properties under one line.
Long-term rental financing underwritten on the property's income, with 30- and 40-year terms available.
A 24-month bridge on a single rental property that is not sized on debt service coverage, with no prepayment penalty.
Two things move you along the rate card on the construction and renovation programs: the number of comparable projects you have completed in the last three years, and your credit score. More completed projects and a higher score mean better leverage and a lower rate. It is a deliberate design — these lending sources are underwriting execution risk, and a track record is the clearest evidence of it.
On the longer-term programs — credit line, DSCR and the no ratio bridge — pricing is quoted per deal rather than from a published tier table, because the property's income and structure drive more of the outcome than experience alone.
The parameters on these pages are what the lending sources publish. Individual deals routinely carry additional stipulations, and sometimes additional flexibility, that appear in the formal term sheet. That document — which you sign to move forward — sets your actual terms. Nothing on this site is a commitment to lend.
Use the calculator to see whether the deal sizes, then complete the pre-loan application. It captures most of what a lending source needs to determine whether your deal fits their terms, which means we can go to them directly instead of coming back to you for another round of information.
